How a deal moves on Rerasure, from the first look to the keys.
The same file is read by the buyer, the seller and the platform. Two parties reading one file cannot be told two stories.
The sequence
The seller lists, and an advocate checks
Listing is free. Before anything is shown to buyers, an empanelled advocate examines the title chain, encumbrances, approvals and RERA filing against the source records, and grades the listing. Photographs are dated and taken by us. A listing that fails is not shown; the seller is told exactly why.
The buyer reads the report before calling
The verification report, the grade and the dated photographs are on the listing. The buyer's number is masked; the seller's number is masked. A visit is booked through the platform and accompanied by a field partner with a check-in code, so there is a record of who was where and when.
An offer is a form with money behind it
Offers, counters and acceptance happen in the app with every version kept. When both sides agree, they e-sign the escrow terms — the six triggers below — before any money moves.
The token goes into a bank escrow account
The buyer pays the token into an escrow account held with a bank, not to the seller. Both sides can see it; neither can touch it. Release needs two approvals at Rerasure against evidence, and the trigger is a mandatory field — there is no discretionary release, for anyone.
Registry day is run for you
The relationship manager books the sub-registrar slot, holds the originals in sealed, numbered pouches against a receipt you sign, and sits through the day. If a lender is involved, the lender is paid first. A failed day is rescheduled; it costs time, never money and never the deal.
Possession, handover, closure
Snags are listed and cleared, keys are handed over against a dated receipt, and both sides rate the journey — published unedited, ours included. The file closes when all four closures are done: money, documents, possession, ratings.
The six triggers
These are the only events on which escrow money can move. Both sides sign them before the token is paid; the platform cannot add a seventh.
- RegistrationThe deed registers; the seller (and any lender) is paid
- Early releaseA strictly gated partial release, only with the buyer's e-signed consent
- Buyer defaultThe buyer walks away; the agreed split applies
- Seller defaultThe seller walks away; the buyer is refunded with the agreed penalty
- Loan contingencyThe buyer's loan is refused in writing; the token is refunded
- Dispute rulingA formal dispute outcome directs the money
What we do not do
We do not sell leads, and we do not run a marketplace of competing brokers on our own platform. We do not give legal advice; the advocate's report tells you what was checked and lets you decide. We do not hold your money ourselves — a bank does, under escrow terms you signed. And nobody from Rerasure witnesses a deed or handles cash.
What it costs
Browsing and listing are free. Service fees are charged only on a registered deal, and the fee schedule is shown in full before you commit any money. Fees are set centrally, versioned, and never changed on a live deal.
